MANAGEMENT COMPARISON
Miramar Hospitality
versus
Other Typical Firms

Miramar Hospitality

Other Firms

Experience:
With Miramar Hospitality you deal only with senior personnel, who have at least 20 years experience. All management activities are directly conducted by one of these experienced individuals.

Generally all client relationships are handled by a senior manager, but the actual work is done by an entry level or junior person.

Size:
Miramar Hospitality is large enough to have extensive experience, a well trained staff, and a solid reputation in the industry. At the same time, the firm is still small enough to give the individualized attention so critical in the hospitality business.

A number of startup firms lacking the necessary depth, experience, or credentials exist. The larger firms in this industry generally do not provide the personal attention to satisfy individual client needs.

Management Intensity:
Depending upon client needs, limited management arrangements or a complete team of technical support in every discipline can be provided.

Many hotel management companies tend to ignore the smaller or less exciting projects.

Responsiveness to Owner:
Each client is in complete control and has full knowledge of all activity. The client always retains final approval of operating budgets, marketing plans, hiring of key personnel, etc.

It is the responsibility of each client to request meetings, information, and progress reports from the management company.

Fee Structure:
Fees are negotiated, based upon the size of the property, the scope of work and the budget of the client.

Pre-set fees are generally used, regardless of ability to pay or scope of work.

Termination Provisions:
Miramar Hospitality allows termination on sale without penalty. All other terms are negotiable.

In some cases, contracts are noncancelable except for cause. They often include a minimum five year term, plus a penalty for early termination.

Management Style:
Miramar Hospitality personnel are committed to a same day response time to client calls.

Larger companies are very structured, with formalized policies and procedures, which can often be rigid. Top management has only cursory involvement in projects.
